When you’ve accepted the deal, we get the conveyancing process going with our solicitors.  We keep on top of the sale process to ensure it moves along as swiftly as possible

Congratulations, you are now a property investor!  If you’re not local to the area, we can collect the keys for you and help you get started with your chosen strategy, be it refurbishment, getting a tenant in, or launching a short term let.

FAQs

 

How much do I need to invest?
We suggest a minimum of £50,000 to allow for a 25% deposit, stamp duty land tax, solicitor fees, mortgage arrangement fees, our sourcing fee and any refurb or set up costs.

How much is your fee?
Our fee is £5,000, which is taken up front.  Congratulations, your space on our investor list is secured!  

Our promise to you is that in the unlikely event that we don’t find you a suitable property within 3 months of signing on with us, you can choose to extend the search period, or have 100% of the fee returned to you - no questions asked.

When we are assessing the viability of properties, we work our sourcing fee into the numbers so we only present deals to you that fully stack up.

What locations do you source property in?
We are based in Cambridgeshire and this is our primary sourcing area.  However, we also source outside of our home county in areas such as Suffolk, Essex, Bedfordshire, Hertfordshire and Norfolk.

Can I use my own Mortgage Broker/Solicitor?
Our experience tells us that to manage the purchase of your investment property efficiently and swiftly, it’s best if you use one of our trusted partners.  We have a relationship with them and are constantly on the phone progressing the purchase process for you and all of our investors.

I’d like to purchase a BTL, do you manage the lettings?
We partner with excellent letting agents that are local to your property purchase.  They will find you a tenant and manage the process of getting the tenant signed up and moved in.

I’m interested in Serviced Accommodation, is this something you can help with?
We manage several serviced accommodation (SA) properties in Cambridge and know everything there is to know about what types of properties work for SA, how to set them up and how to market them.  Depending on the location of your purchase, we can discuss working together beyond your purchase completing.

How much time will I need to commit?
Working with us means a hassle-free process for you, but there are some things that we cannot do such as sign legal documents for the solicitor and/or mortgage broker or create bank transfers for the payment of the deposit and other purchasing costs.  

Do I need to do my own Due Diligence?
Yes.  While we will send you our figures and research, it is imperative that you assess the figures and information yourself.  This should include the property and the location, the purchase price and potential return on investment.  We also advise you to consider if this is the right deal for you and that it ticks your criteria.
